The US Department of Veterans Affairs (VA) has announced an increase in VA Loan limits for all loans closed on or after January 1, 2019. The VA reviews loan limits every year and adjusts according to market conditions and housing affordability.
In 2019, in most states and counties, the maximum VA loan limit for one-unit properties will increase from $453,100 to $484,350. In high-cost areas, including Alaska, Hawaii, Guam, and the US Virgin Islands, the loan limit will increase from $679,650 to $726,525.
Loan limits do not restrict how much you can borrow, they refer to the amount of “liability the VA can assume” or guarantee. In turn, loan limits will influence the amount the mortgage bank is willing to lend you.
The VA loan is one of the most affordable mortgage options available today. With no down payment options and the option to finance closing costs, eligible borrowers can save on most of the up-front costs associated with home financing and buy a home sooner. The loan limit increase reflects rising home values and will make buying a home more accessible to our nation’s Veterans and active-duty military.
